Legal & Compliance Notice
Under Ghanaian law, agency and service fees are recognised under contractual agreements between service providers and clients, provided both parties agree to the stated terms.
The Rent Act, 1963 (Act 220), also recognises lawful tenancy and agency arrangements within the real estate sector.

01Logistical Costs
Our workers spend their time, money, and transport, mostly using trotro, taxis, or Uber/Bolt to physically travel around operational areas and show you properties. The fee offsets these immediate ,out-of-pocket expenses.
02High Number of “No-Deals”
We normally take several clients to view properties before finding one who actually signs a lease or makes a purchase. The viewing fee ensures workers/volunteers are compensated for the time they spend on non-committal clients.
03Filtering Serious Clients
As an agency, we want to distinguish between casual window shoppers and genuine house hunters. Charging a small fee ensures that ONLY those with actual intent and the ready funds to rent/buy take up our time.
04Consultancy & Expertise
We’re a registered real estate agency business. Therefore, we consider property search as a consultancy service. Our team carefully scouts, doing the groundwork to compile a list of verified properties that meet your budget, location, and preferred amenities.
05Cost of Advertisement
We invest heavily in Internet data, online advertising, social media promotions, and ongoing communication to attract potential clients and keep property listings updated daily.
06Pay Our Staff
Volunteers and field assistants spend hours or even days scouting different locations, verifying property availability, taking photos/videos, and reporting accurate information to the agency. They deserve to receive what’s due them in the form of salaries/wages.
